What to Expect When You Are Buying a Home

Loan Consultation

We will provide you with guidance in finding a mortgage lender and support you in obtaining information on available financing options. A licensed loan consultant can help you determine a realistic range of affordability and can provide you with a letter of pre-approval.

Evaluate Your Needs

We will meet with you to discuss your specific needs in a home and analyze your resources. We will establish a set of criteria about the type of home and features that are most important to you.

View and Select a Home

We will research available properties and show you homes based on the criteria that we establish. As we view different homes, we will reassess your criteria. The more precise and direct you are, the more successful our search will be.

Structure an Effective Offer

Once you have found the home that you wish to purchase, we will do all necessary research to help you structure an effective offer. We will provide you with comparables in the neighborhood and/or surrounding areas. This will show you what properties are selling for to give you a better understanding of the offer price. We will write the purchase agreement, and we will advise you on protective contingencies, customary practices, and local regulations. We will submit with your offer.

Present Your Offer

Your offer will be presented, along with a copy of your initial deposit check, and proof of funds to the seller’s agent. The seller has four options – to not respond at all, accept, reject, or counter. Our personal knowledge of your needs and qualifications will enable us to present your offer in the best light.

Respond to the Seller

We will review the seller’s response. If the seller has countered your offer, you will have the option to accept, reject, or counter. Our negotiating skills will benefit you in reaching a satisfactory agreement.

Accepted Offer

When the purchase agreement is accepted and signed by all parties, you have a legally binding contract. Escrow will be opened (earnest money deposited) and contractual time frames begin.We will help insure that all parties follow the terms and time frames of the contract.

Next Steps - At this point we will need to do the following:
  • Apply for your Mortgage
  • Order and pay for inspections
  • Submit a response to the seller regarding the findings of our inspection. – Negotiate the repairs necessary and/or requested.
  • Schedule a final walk through a day or two before closing. (optional)
The Closing

When all of the conditions of the purchase agreement and inspections have been met, you will be scheduled at the title company to sign your loan documents and closing papers. The closing will take approximately an hour and you will be given instructions prior on how to submit the money needed to close. Congratulations!  Enjoy your new home!
